Home Inspection
Radon Testing
Radon is a carcinogenic gas that is hazardous to inhale. Build-up of radon in homes is a health concern and many lung cancer cases are attributed to radon exposure each year. Each year, about 12% of lung cancer cases and more than 21,000 Americans die of radon-related lung causes. The Surgeon General of the United States has issued a Health Advisory warning Americans about the health risk from exposure to radon in indoor air. The Surgeon General urged Americans to test their homes to find out how much radon they might be breathing. If high levels (4.0 pCi/l or above) is detected, mitigation is highly advised. Sewer Septic
Understanding the condition of the underground sewer/septic drain line and knowing the location of a problem will be a key part of your decision in purchasing a home. Videos of the sewer/septic lines and system will be added to the report.
Well Pump & Water Quality
Having a good source of drinking water is the #1 factor when purchasing a home that is on a private well. A well pump flow rate test will determine the amount of water coming from the well pump and the flow rate measures the gallons per minute coming out. The well pump flow rate test can reveal the general health of the well and can help pinpoint the source of water problems.
If your home is on a private well, lenders might require a water quality test. This test will help determine total Coliform , E. Coli, Lead, Nitrate and Arsenic level content. This test typically satisfy the lender’s requirements for a private well water test. Other water quality test are available that test for additional contents.
Drone Inspection
Drones allow for me to see areas that would be unreachable or unsafe allowing for you to receive a more detailed inspection. Videos of the drone inspection will be added to the report.
Meth Lab Screening
Montana law requires remediation for homes where testing finds more than .05 micrograms of meth in a space about 3.5 inches square. The state labels any house where contamination is above state levels a meth lab. Disclosure/non disclosure laws remove any disclosure obligations for prior methamphetamine production as long as the property was remediated according to state standards and the state was provided with adequate evidence of remediation.
MOLD INSPECTION & TESTING
Molds are very common in buildings and homes. Mold will grow in places with a lot of moisture, such as around leaks in roofs, windows, or pipes, or where there has been flooding. Mold grows well on paper products, cardboard, ceiling tiles, and wood products. Mold can also grow in dust, paints, wallpaper, insulation, drywall, carpet, fabric, and upholstery. The most common indoor molds are Cladosporium, Penicillium, and Aspergillus. Inspection and testing for mold is the health thing to do.

- Heating equipment, controls, safety controls, flues and vents, solid fuel heating devices, distribution system, air filters and heat source.
- Interior, walls, ceilings floors, stairs, balconies, counters and cabinetry, doors, fire separation wall and doors.
